SoCal mega-mansion dubbed ‘The One’ could shatter real estate sales records

LOS ANGELES — A massive 105,000-square-foot mansion dubbed “The One” will be auctioned in Bel Air next month in what could potentially be one of the highest-priced U.S. home sales in recent history.

The home at 944 Airole Way, which sits on a 3.8-acre lot with scenic views of upscale Los Angeles, went up for sale on January 7 for $295 million, with bids received via concierge Auctions to be held from February 28 to March 3 The so-called “one-off gigantic estate” has 21 bedrooms, 42 full and seven semi-bathrooms, a private two-story library and a nightclub with a VIP area, the listing shows.

With all the luxury features inside, it’s even more similar outdoors. It features five separate pools, a 10,000-square-foot skydeck, a putting green, and a 400-foot glass-walled jogging track. Not to mention it’s seven-bedroom staff quarters, a bowling alley, and surrounded on three sides by a moat.

Those linked to the property concede it’s likely only accessible to the ultra-rich, and they claim it has more than its share of amenities to attract a potential buyer.

“The One was created for today’s billionaire who is seeking a truly unrepeatable asset, and when it is sold it will be the world’s most significant purchase,” said Aaron Kirman, founder and president of the Aaron Kirman Group and president of the Division for international real estate at the real estate company Compass.

“The One is unmatched in size, scope, safety and triumphant design,” said Kirman.

The Los Angeles Times reported that the property was built by film producer Nile Niami through a development company called Crestlloyd. Niami reportedly filed for Chapter 11 bankruptcy in October to keep the home from foreclosure.

It sets the table for what Chad Roffers, President of Concierge Auctions, called an “extraordinary and historic” auction, including the potential sale price. At $295 million, The One would be the most expensive home for sale in the United States and the fourth most expensive in the world dating back to 2006, according to Christie’s International Real Estate, which tracks luxury real estate businesses.

The most expensive US property sold in the Christie’s database was in New York: the $147 million Further Lane Beachfront Estate, which changed hands in 2014.

“This house is being sold for a huge number because it can never be built again in Los Angeles,” said Branden Williams of The Beverly Hills Estates. “The house is your own private resort and the feeling you get from the size and the views from every angle in the house is extraordinary.”

“Nothing like it can ever be created in Los Angeles again, and that has immense value,” said Rayni Williams of The Beverly Hills Estates.
